Two build-to-rent communities delivered their first occupied units in Corpus Christi last month, each offering two- and three-bedroom homes with included lawn care and 24-hour maintenance response.
Home prices in the city rose 11 percent from June 2024 to June 2026, according to the Corpus Christi Association of Realtors, while 30-year fixed mortgage rates remained above 6 percent. That combination has kept many households renting longer, and developers have responded with projects designed from the ground up for lease rather than sale.
The larger of the two sites sits along Saratoga Boulevard near the intersection with Staples Street, a half-mile from the South Side Walmart Supercenter. A second community opened near Ocean Drive and the entrance to the Corpus Christi Yacht Club, where tenants can walk to the marina and the downtown T-heads. Both projects are managed by national operators that also run similar communities in Houston and San Antonio.
Lease terms and included services
Units at the Saratoga site rent from $1,725 for 1,050 square feet. The Ocean Drive location starts at $1,950 for comparable floor plans. Each lease includes trash collection, landscaping, and access to a clubhouse with a fitness center and pool. Property managers report that 60 percent of current tenants previously rented single-family houses on the city’s north side and cited the bundled services as the main reason for switching.
Local data released in May by the Corpus Christi Apartment Association showed average asking rent for a two-bedroom unit citywide at $1,485. The new build-to-rent communities sit above that figure yet still below the $2,150 monthly principal-and-interest payment on a $310,000 home with 20 percent down at 6.25 percent interest, using the standard amortization schedule posted by local lender Frost Bank.
Next steps for renters
Anyone comparing the two options can obtain a current mortgage pre-approval through the Nueces County Housing Finance Corporation and then run side-by-side numbers with the leasing offices at either new community. Applications opened this week for remaining units at both sites, with move-ins scheduled through September.
